November sold homes are up this month for Mountain House. All were single family homes, the smallest being a 2 bedroom/2 ½ bath at 1347 sq. ft. and the largest being a 5 bedroom/4 baths at 3800 sq. ft. Only one home had a swimming pool and only one was brand new. (Please note that new construction is not always shown on the MLS.)
Active listings have increased, over last month and over this time last year. Bigger inventory means that buyers have a larger selection to choose from.
Although Average Sold Price and Median Sold Price is down, the Average Sold Price per Square Footage has increased from a year ago this November and from last month. Since Median Sold Price and Average Sold Price can be influenced by the combination of high or lower-priced properties in the market, it makes the Average Sold Price per Square Footage a more balanced indicator of the direction of property values.
